1. Auctions seem very popular at the moment. How can I tell whether my property would be best sold at auction?
Certain factors make some properties more suitable for auction than others. Our experienced salespeople can give you unbiased advice regarding your property's potential at auction.
2. What do you charge in commission? How does that compare with other real estate agents?
We charge 5% of the first $18,000 and 2.5% of the balance of the purchase price and do not discount, as we promise to explore every avenue to sell your property for you in the shortest possible time at the highest possible price.
3. If I decide to list my property with you, is there a cooling off period where I can change my mind?
No, but if you are not happy with the service you are getting, please feel free to contact our principal who, if the problem cannot be resolved, will release you from the listing contract.
4. Do I have to arrange a building inspection for my property?
The buyer usually arranges this, however, some property owners do complete a building inspection to encourage potential buyers. If you wish to do this, we can arrange it for you through reputable local building inspectors.
5. How soon is settlement date after someone agrees to buy my property?
This date is usually flexible between buyer and seller, and depends on finance arrangements or other contract conditions, however, the majority of contracts allow for settlement 30 days from the contract date.
6. I am living overseas and am interested in investing in property in Australia.
As a non-resident you can buy residential or commercial property "off the plan" or brand new and previously unoccupied property. All property purchases by foreign investors must be approved by the FIRB (Foreign Investment Review Board). See Foreign Ownership
7. I am not sure about how to arrange finance, that is, how much I can borrow, who I can borrow it from, and how to go about it. Can you help?
